The successful candidate

The right candidate will have

  • at least 3 years’ experience of residential conveyancing work
  • an understanding, and preferably some solid experience, of commercial conveyancing cases is essential – for details see below
  • a desire to help in the growth of property department
  • great people skills and will be an enthusiastic team player
  • good organisational. time management and IT skills
  • the ability to multi-task under pressure
  •  keen eye for detail
  • high standards of customer care
  • a history of strong billing

The job is suitable for a solicitor or an experienced legal executive.

The work

To a certain extent, the job workload can be moulded around the successful candidate.

The ideal candidate will need to play a flexible but senior role within the team and there are potentially 4 parts to this particular role;

1.      acting for property investors – an ability to cover this work is essential –further details below

2.      a willingness to supervise and train 2 junior lawyers

3.      some straightforward residential property work

4.      some light commercial property work – this is preferable but not essential

5.      depending on the candidate, a role as second-in-command of the 20 strong property team may be available

Our property investor team

Working for property investors and developers has become our fastest growing specialist niche and we anticipate the team’s workload growing significantly in the next five years.

This involves working for a variety of investors and developers throughout England and Wales – with some buying residential and others commercial property.

The ability to assist with commercial property work would be a bonus but not essential. However although the successful candidate would be undertaking a significant amount of residential property work as part of the investor work this does often involve commercial elements – and that is why a lawyer with experience only of straightforward conveyancing would not be suitable for this role.

For example work for a developer, though purchasing residential property, might involve the following aspects

·         entering a joint venture and setting up an SPV company (NB our team also includes a specialist commercial lawyer and an accountant – so tax and commercial work is covered by those specialists, but the successful candidate will need to be familiar with these kind of issues and how to integrate them into the property element of the deal).

·         The use of options, delayed completion and overage agreements [NB we do not handle lease options].

·         Bridging and other loans

·         Title splitting

The job

October 2017 saw a very successful merger between Bonallack and Bishop and long established Fordingbridge firm Jacksons. We are particularly pleased that all of Jacksons’ staff remain with us post merger.

However Jacksons’ Senior Partner, Nigel Donell, is due to retire at the end of 2018 and we are looking for a replacement. The job is available with almost immediate effect – because we are keen to have a handover period to ensure that there is a smooth transition with some valuable clients, and to train up the successful candidate if they currently don’t have sufficient skills in agricultural property law.

Nigel’s current caseload is broadly as follows;

  • Residential property – 20%
  • Commercial conveyancing over 55%
  • Trusts 5%
  • Agricultural property work 20%

The workload can be moulded around the successful candidate – and if necessary the residential property and trusts caseload reallocated within the extended team, being replaced with perhaps more commercial conveyancing.

Location

The job is based at our Fordingbridge office – but we are happy to discuss the possibility of also working out of one of our other offices with the right candidate.

Developing additional niche work

We love niches – areas where we can develop genuinely specialist areas of law to completely outshine the opposition regionally and even nationwide. We are ready operate a number of successful niches including a highly successful property investor team. Litigation Lawyer – Part Time

Locations

Qualifications
The job is suitable for an experienced legal executive, or the equivalent. But we are really looking for the right experience and genuine ability  rather than a particular qualification,

The part tine job is suitable for a lawyer with a minimum of 3 years PQE or equivalent. It’s not suitable for a highly experienced solicitor.

Work type
It is anticipated that the workload will provide a variety of civil litigation work.

Part-time?

Support Staff – Secretaries

We are actively recruiting to our bank of ‘temp’ secretaries.

We are particularly interested in secretaries who can cover annual leave or sickness in our Andover office. For this role, candidates should have legal experience and have worked in a Family Department.

For our other offices we are looking for secretaries who can cover absence in either Salisbury or Amesbury. You should have solid secretarial experience and ideally some exposure to a legal environment.

These roles are paid on an hourly or daily basis and are ideally suited to people who want to work flexibly.
