Commercial and Residential Property Lawyer – Full Time – Salisbury, Andover, Amesbury or Fordingbridge offices – or Home Based

Are you looking for the opportunity to work with an exciting and progressive firm which continues to grow? We are looking for an enthusiastic and experienced property lawyer to join our growing property team.

The ideal candidate will be able to handle a range of commercial and, if possible, residential property. However we are also happy to look at lawyers who only handle commercial property or residential property work.

So, if you are a confident, well-presented, friendly and approachable solicitor or a very experienced legal executive with excellent communication skills, we want to hear from you.

The successful candidate

The right candidate will have:

  • a professional qualification – either as a solicitor, FILEX or Licensed Conveyancer
  • at least 4 years’ solid experience of commercial property
  • great people skills and will be an enthusiastic team player
  • good organisational, time management and IT skills and a keen eye for detail
  • the ability to multi-task under pressure
  • the confidence and the ability to react to change whilst working within a pressurised environment
  • excellent standards of client care and great communication skills
  • a history of strong billing
  • a desire and the ability to help in the growth of the property department

In addition, a useful, but not essential, attribute would be the ability to bring referral sources with you, along with an interest in marketing.

If the successful candidate intends working from home primarily, it is particular important that they are experienced and able to work without any direct supervision.

The job

The ideal candidate will need to play a flexible, but senior, role within the team. There are potentially 3 parts to this particular position.

  • acting for property investors – an ability to cover this work is essential –further details below
  • commercial property work
  • some straightforward residential property work – if they are able to do so

Location

Home working, or any one of our 4 branch offices – Salisbury, Andover, Amesbury and Fordingbridge.

To make the job work, we expect the successful candidate will need to physically visit our offices from time to time for relationship and team building purposes.

However, during periods of lockdown, the role can be 100% home working. Video calls will therefore play an important role if the candidate is not local.

The successful candidate will however need to have excellent broadband to make this work.

Any support staff provided will be based in 1 of our offices.

Flexible and home working

Flexible and home working is nothing new to us. For the last 10 years or so, many of our lawyers routinely worked from home. And as a result, we were well placed to continue to offer a high level of client care when coronavirus hit, and lockdown was imposed, and we believe we have coped much better adapting to the “new normal” than most law firms.

We are also happy to offer flexible working if required.

We are more concerned with output than input – what we are really looking for is quality legal work, highly satisfied clients and great billing

The team?

Overall, you will be part of a 22 strong property team, broken down into four teams:

  • residential
  • commercial
  • property investor
  • our five strong specialist leasehold team (mainly lease extension and lease enfranchisement) – led by a different solicitor

Our property investor team

Working for property investors and developers has become our fastest growing specialist niche and we anticipate the team’s workload growing significantly in the next five years.

This involves working for a variety of investors and developers throughout England and Wales – with some buying residential and others commercial property.

For example, work for a developer, though purchasing residential property, might involve the following aspects

  • Entering a joint venture and setting up an SPV company (NB our team also includes a specialist commercial lawyer and an accountant – so tax and commercial work is covered by those specialists, but the successful candidate will need to be familiar with these kind of issues and how to integrate them into the property element of the deal).
  • The use of options, delayed completion and overage agreements [NB we do not handle lease options].
  • Bridging and other loans
  • Title splitting

Work type
Our conveyancing is good quality work– we don’t buy in cheap residential conveyancing. Clients come to us, and our referrers refer to us, because we are good at what we do – and they know we care about them.

According to Land Registry figures, and despite a relatively modest size (65 staff) we are among the top 350 firms nationwide handling the most conveyancing work.

Salary?
Market rate, dependent on the successful candidate’s qualifications and experience

Company/Commercial Lawyer – Part-Time – Salisbury, Andover, Amesbury or Fordingbridge offices

We are looking for an enthusiastic experienced company/commercial lawyer.

The job is suitable for a solicitor or a very experienced legal executive with genuine ability and good experience of working in a UK private practice.

So, if you are a confident, well-presented, friendly and approachable lawyer with excellent communication skills, we want to hear from you.

The successful candidate

The right candidate will have

  • at least 4 years’ solid experience of non-contentious commercial work in private practice
  • great people skills and will be an enthusiastic team player
  • good organisational, time management and IT skills
  • the ability to multi-task under pressure
  • a keen eye for detail
  • the confidence and the ability to react to change whilst working within a pressurised environment
  • excellent standards of client care and great communication skills
  • a history of strong billing
  • a desire and the ability to help in the growth of our commercial work

In addition, a useful, but not essential, attribute would be the ability to handle employment work.

The ability to work unsupervised is absolutely essential. This person will be our only company/commercial lawyer, although we do have experienced commercial property and commercial litigation lawyers.

Our position

We are a successful mid-sized and growing law firm and much of our existing work is for private clients. However, it is clear that there is considerable scope to grow our work for business clients. So, we are looking for someone to work with Senior Partner, Tim Bishop, and our marketing team to help grow our business law work.

We already have serious expertise in both commercial property and commercial litigation work. For example, the Head of our Dispute Resolution team is a highly experienced commercial litigator, having been equity partner at top 100 firm, Thrings, for 30 years before joining us.

Building a job around you

To a certain extent, we are happy to build the job around the needs and requirements of the successful candidate – but we anticipate that it could involve flexible working.

Location

Home working, or any one of our 4 branch offices – Salisbury, Andover, Amesbury and Fordingbridge. To make the job work, we expect the successful candidate will need to physically visit our offices from time to time for relationship and team building purposes. However, during lockdown, the role can be 100% home working. Video calls will therefore play an important role if the candidate is not local.

They will, however, need to have excellent broadband to make this work

Part-time

Ideally, we are looking for someone who wants to work for a total of three days a week. That can either be three fixed days or spread throughout the working week.

However, a degree of flexibility, and in particular a willingness to answer urgent queries or new client enquiries outside any formal work period would be extremely useful.

Flexible working

Flexible working is nothing new to us. For the last 10 years or so, many of our lawyers routinely worked from home. And as a result, we were well placed to continue to offer a high level of client care when coronavirus hit and lockdown imposed.

We are more concerned with output than input – what we are really looking for is quality legal work, highly satisfied clients and great billing

Niche areas of legal work?
As a firm, are very keen on developing niche areas of law – so if you already have, or want to develop, a niche area of practice – we would love to hear about it.

And amongst the niches we continue to develop is working for a fast growing number of property investors and developers nationwide – and as a result a significant part of our company commercial work is currently for them. Familiarity with this sector and of work for them ranging from partnership agreements and shareholder agreements to loan and other joint-venture documentation is a useful but not an essential attribute of the job.
