Residential Conveyancer – Full Time – Salisbury, Andover, Amesbury or Fordingbridge offices – FULLY REMOTE WORKING AVAILABLE

We are looking for an enthusiastic and motivated lawyer to join our fast growing CQS accredited residential property team. So, if you are a confident, friendly and approachable conveyancer with excellent communication skills, we want to hear from you.

The successful candidate 

The right candidate will have:

  • at least 3 years’ solid experience of residential conveyancing – either as a FILEX or Licensed Conveyancer, although we are happy to consider experienced candidates without legal qualifications
  • great people skills and will be an enthusiastic team player
  • good organisational, time management and IT skills
  • the ability to multi-task under pressure
  • a keen eye for detail
  • the confidence and the ability to react to change whilst working within a pressurised environment
  • excellent standards of client care and great communication skills
  • a history of strong billing
  • a desire and the ability to help in the growth of the property department

The job would not be suitable for a partner level candidate or solicitor.

Furthermore there is no prospect of a management role for the successful candidate in the residential conveyancing team for the foreseeable future.

An enthusiasm to train and successful experience of training paralegals would be a bonus – though not essential.

Location

Remote working is available, as is hybrid working or being based at any one of our 4 branch offices – Salisbury, Andover, Amesbury and Fordingbridge.

Remote experience required

Please note that while this particular vacancy is entirely suitable for a remote lawyer, we will only consider applications from remote candidates who have solid experience of purely home working for law firms and who are able to work without any direct supervision.

The team?
Overall, you will be part of our 30 strong property team.

You will have the support of both our specialist onboarding and post completion teams, and in addition there is a possibility of having a dedicated paralegal for you. But please note, if that is the case, the paralegal may be an inexperienced law graduate – so an enthusiasm to assist with their training is important. However we do already have a structured and highly successful fast track training programme for our conveyancing paralegals.

The job
Our property work continues to grow. We anticipate continued significant growth in the number of conveyancing cases we handle in the next 6 – 12 months.

The ideal candidate will need to play a flexible role within the team. There are potentially 3 parts to this particular position.

  • acting for property investors – working for a variety of investors and developers nationwide purchasing residential and some commercial property. An ability to cover this work is essential

SPECIALIST LEASE EXTENSION & ENFRANCHISEMENT  LAWYER – Salisbury, Andover, Amesbury or Fordingbridge offices – FULLY REMOTE WORKING AVAILABLE

Our Leasehold Team
The team is one of a small number of genuinely specialist lease extension teams nationwide, and is possibly the largest, most specialist team of its type. We handle work throughout England and Wales for both freeholders and leaseholders. We continue to significantly increase our work, as the team’s excellent reputation spreads. The team deal with around 350 cases a year and we have helped around 10,000 people extend their leases or buy their freehold.

The work

The job involves a caseload of lease extension, enfranchisement and right to manage cases. It does not involve contentious leasehold work – we have 2 specialist property litigators who handle that and to work closely with the leasehold team.

The successful candidate
They will;

•      have minimum 3 years experience of lease extension, enfranchisement and right to manage work

•      be a leasehold extension and enfranchisement specialist with extensive experience
Please note this job is not suitable for any candidate who has carried out the odd lease extension, or who has been in the same room as someone who has done lease extension work! We need someone who is committed to specialise in lease extension with extensive experience already

•      have demonstrable experience of supervision and training of junior staff – this is a key part of this role. The successful candidate will need to enjoy playing this role and be able to prove they have done so in the past

•      have a desire to continue growing their specialist experience and knowledge

•      have the confidence and the ability to react to change whilst working within a pressurised environment

•      have excellent standards of client care and great communication skills

•      have a history of strong billing

•      have the ability to delegate efficiently

•      be an enthusiastic team player, with great people skills

•      have good organisational and excellent IT skills

Full or part-time
The job is available ideally on a full-time, but we will also consider part-time candidates.

Flexible and home working
The job is available either on a remote working basis, or based at one of our 4 branch offices – Salisbury, Andover, Amesbury and Fordingbridge – or on a hybrid basis.

Candidates who are able to spend some time in the office will have priority for this particular role, because of a need for some degree of training and supervision of juniors.

Senior Paralegal – Lease Extensions – Salisbury, Andover, Amesbury or Fordingbridge offices – Hybrid or Remote Working Available

Join One of the UK’s Leading Specialist Lease Extension Teams

Bonallack & Bishop’s specialist leasehold team is one of the largest specialist lease extension and enfranchisement teams in the country. We act for clients throughout England and Wales and have helped around 10,000 leaseholders extend their leases or buy their freehold.

We are looking for an experienced Senior Paralegal to join our team to handle private (informal) lease extension matters.

This is an excellent opportunity for a highly organised and experienced property case handler who enjoys managing files, progressing matters efficiently and delivering excellent client service within a specialist and supportive team.

The Role

The successful candidate will manage a supervised caseload of informal lease extension matters from instruction through to completion and Land Registry registration. The role includes:

  • Managing lease extension files on a day-to-day basis
  • Liaising with clients, landlords, managing agents, valuers and lenders
  • Reviewing leases and title documentation
  • Preparing correspondence and documents from precedent
  • Chasing and negotiating informal lease extension terms
  • Preparing completion and post-completion documentation
  • Handling Land Registry applications and requisitions
  • Supporting junior team members where appropriate

This is a senior paralegal role for someone with strong practical experience in leasehold property work and excellent organisational skills.

The Successful Candidate

We are looking for someone who:

  • Has at least 3 years’ experience in residential property, leasehold property or lease extension work
  • Has experience managing their own property caseload
  • Has strong Land Registry and post-completion experience
  • Understands leasehold titles and lease documentation
  • Has excellent client care and communication skills
  • Is highly organised with good attention to detail
  • Works well independently within a supervised environment
  • Is commercially aware and proactive

Leasehold enfranchisement or statutory lease extension experience would also be helpful, although not essential

Flexible Working

The role is available on a full-time basis.

We offer flexible working arrangements including:

  • Remote working
  • Hybrid working
  • Office-based working from any of our Salisbury, Andover, Amesbury or Fordingbridge offices.

Candidates able to spend some time in the office may be preferred because of the collaborative nature of the team and ongoing training requirements.

But please note – fully remote or hybrid working is only available if you have a solid experience of working largely unsupervised – though of course you will have the support of the team online.

Salary

Competitive salary dependent on experience.
